  • Cancellation Policy

    1) Why We're Strict: Our cozy size means cancellations really impact us. To keep things fair for everyone, we stick to our policies, no matter the situation. We kindly ask for your understanding and not to request exceptions.


    2) Booking Through Other Sites: Reservations made through third-party platforms like Booking.com, Expedia, Hotels.com, Agoda, Trivago, Priceline, Orbitz, Travelocity, etc., are non-cancelable and non-changeable. Once a booking is made, it is final and cannot be altered or cancelled for any reason. 


    3) Booking Through Us: Reservtions made by directly calling us at 401-847-9794 or via our website www.BeechTreeInn.com will be subject to the following:

         a) No-Shows and Early Departures: If you don't check in or you leave early, you'll need to pay for your entire stay.

         b) Cancellation Timelines & Fees:

              i) 2 days or less before arrival: You'll be charged for the full stay.

              ii) 3 to 15 days before arrival: You'll get a Gift Certificate for the full amount, minus a $50 fee.

              iii) 16 days before arrival: You'll get a refund, minus a $50 fee.

         c) Changing Your Reservation: You can make a one-time change (like shortening your stay) more than 16 days before arrival, subject to availability and a $50 fee. After this change, your deposit is non-refundable.

         d) About Gift Certificates: If you receive a Gift Certificate due to cancelation, it's good for one year. Just note, it can't be used during festivals, holidays, weekends, or special events


  • Check-in and Check-out Times

    Check-in is contactless between 3:00pm and anytime. Check-out is  at 11:00 am.


    Our Contactless Check-in process is as easy as 1-2-3 . This is how it works:

    1. On the day of your arrival you’ll receive a welcome text from us.
    2. You’ll respond to the text by sending us a picture of your ID.
    3. At around 3pm we’ll send you your room number along with a 4-digit access code. You're all set!! You can go from your car straight to your room.

    We are always available and onsite, so don't hesitate to stop bye and say hello.

    For our Best Rate Guarantee, the lower rate must be available on a third-party website at the time of booking for the same reservation days.

    Best Rate Guarantee is only measured on US websites and in US currency and is not subject to rounding to the nearest dollar.

  • Rates

    Rates, as shown or quoted over the phone, are based on per night double occupancy and are subject to Rhode Island’s 7% sales tax and 6% lodging tax. Availability and rates for specific dates can be viewed by clicking on the “Book Online” link.

  • Deposit

    • For a multiple night stay, a deposit of half of the total charges is due at the time of booking. 
    • For a one night stay, the full amount is due as a deposit. 
    • If you want to use a gift certificate, please call the inn directly. Advanced deposits cannot be credited back to cover gift certificates.
  • Gift Cards- Must call to book

    • Please call us at 401-847-9794 if you are planning to redeem a gift card for your reservation. 
    • Blackout dates will apply to festivals, holiday, special event and weekends.
    • Any 3rd party gift cards cannot be used for reservations already discounted or with special offers.
  • Additional Person

    All rooms have a queen or king sized bed and can accommodate up to two persons. Two additional people may be accommodated in some rooms, for an additional charge of $75 per person/per night (age from 0-9 are exempt).  For assistance with making a reservation for three or four people, please give us a call.

  • Towels and Linens

    • We will provide you with stain free / clean towels and linen.  Please use them kindly.  
    • In the event stains cannot be removed, we will notify you & charge you $15 per damaged item.
    • No rose petals (synthetic or real) are allowed in the rooms as they will cause staining.  
    • For your convenience, we will provide you with a makeup removal kit. 
  • Excessive Cleaning

    • If rooms are left with a need for excessive cleaning, guests will be charged corresponding excessive cleaning fees of $50.00 to $500.00. 
    • Synthetic Rose Petals, confetti, and other scattered décor pickup starts at $100.00. 
    • In the event a room is required to be placed out of order any additional night(s) so that it may be returned to our standards, a fee in the amount of our prevailing best available rate those night(s) will be charged in addition to the accrued excessive cleaning fee.
  • Noise, Gathering, Disturbances

    • To ensure all guests have an enjoyable and safe experience, all guest floors are considered quiet zones and excessive noise is prohibited.
    • No more than 4 registered guests are allowed in each guest room at any time.
    • Guests will receive one warning for excessive noise by management.
    • Beech Tree Inn reserves the right to ask any guest in violation of this policy to leave the Inn, with the guests responsible for any charges already or potentially incurred.
    • If we continue to receive complaints and security is required to visit the room a second time, a $250 disturbance fee will automatically be applied.
  • We are a Smoke-Free Hotel

    There is no smoking of any type (including e-cigarettes) allowed inside the buildings. Smoking is allowed outside at designated areas. The inn reserves the right to charge the credit card on file $250 fee to cover the cost of deep cleaning and/or replacing upholstered furniture, window treatments, rugs and bedding if it is determined that a guest has violated the inn’s policy.

  • Fire Safety

    • Spark or flame-producing items such as candles, incense burners, oil burning lamps, lanterns, etc. are prohibited in all spaces. 
    • Guest is responsible for any damage caused by Spark or flame-producing items.
  • Dogs

    • Dog rooms are based on availability.  
    • Dog fee is only $35 per night per dog .
    • Dog owner is responsible for costs if damage occurs.
    • For everyone’s safety, keep your  dog on a leash when outside – some folks are scared of animals.
    • Please pick up after your  dog – we have extra plastic baggies!
    • We do not offer a room refresh to dog rooms – we’ve learned from experience how territorial pets are.  Ouch.
    • We recommend you bring along a crate or carrier if you plan on leaving your dog in the room while you’re out on the town.
    • Leave us your cell phone number – we must be able to contact you if your dog is barking or crying or scratching when you’re gone.
    • Sorry, no dogs at inside common areas – pet etiquette stipulates respect for other guests.
    • No dogs on the thrid floor of both the amin building and the cottage.
    • Dogs must have current vaccinations.
    • We rarely have problems, but want to be clear – we will ask you to leave without refund if there is any major misbehaving that impacts other guests.  Mostly we find that dogs who are accustomed to travel behave better than people!  hee hee
  • Parking

    The Beech Tree Inn and Cottage offers one complimentary parking space per room from 3pm on check-in day until 1pm on check-out day.

  • Credit and Debit Card Processing

    • On your check-in day, your card issuing bank will place a hold on your debit or credit card for $100.
    • This hold will not be released by the issuing bank for up to five (5) business days after your departure.
    • You authorize us to place this hold against your credit or debit card to guarantee any and all charges and, in the event that you do not settle your account subsequent to your departure, you hereby authorize us to charge your credit or debit card or apply funds you have on deposit with us against what you owe.
    • Regardless of billing account arrangements, you are liable for any and all charges posted to your room(s). You are further liable for all damages to the room(s) caused by you or your guests/invitees during your stay.
  • Additional Policies

    • Most of our guestrooms are located on the 2nd and 3rd floors in both buildings and we do NOT have elevators.
    • We only guarantee room Type. All requests (such as specific floor, balcony, roll-away beds, crib, etc.) are subject to availability and are NOT guaranteed.
    • Fireplaces will be switched off from May-15 to October-15.
    • Items missing or any damage to the room will be charged to the guest's credit card without notice.
    • Lost & found: Unclaimed non-perishable items will be retained for a period of 30 days, after which they will be donated. A minimum shipping fee of $25 applies.
    • Travel Insurance: We realize that cancellations are often beyond your personal control. For this reason, we recommend purchasing travel insurance for just a few dollars and peace of mind. Beech Tree Inn and Cottage will be happy to supply your travel insurance company with any needed documentation regarding our policy and your reservation.
