Rules and Regulations

  • Check-in is 3pm or after - let us know when you expect to arrive!
  • Check-out is 11am.
  • Breakfast is typically between 8:30am and 10:00 am.
  • Free, off-street parking - one car per room - is provided.
  • We are a smoke-free home.  Sprinklers and smoke detectors are for your safety.
  • Children Accepted with prior arrangements.
  • Specific rooms are assigned for pets - only $25 per day per pet for extra cleaning.
  • Please be respectful of our home - we will charge for extra cleaning or careless damage (has only occurred a couple times in 15 years!)
  • High season in Newport is typically May-Nov and low (quiet) season is Dec-Apr.
  • 3-night and 2-night minimum stays apply for weekends with some exceptions
  • Some rooms can accommodate an extra person for $50.
  • We refresh your room daily before 1pm.
  • There is 7% state tax and 6% city tax in Newport.
  • You can apply ONE Gift Certificate per reservation.
  • There is no refund for a balance left on a Gift Certificate.
  • We will take a deposit of at least one night's stay in order to reserve a room.  The balance is due at check-in.
  • Cancellation Policy:  Since we are a small inn, we have a strict cancellation / change policy.  There is a $50 processing fee.  If a reservation is cancelled or changed within 14 days prior to the arrival date and by 3pm the day prior to arrival, we'll deduct $50 per room from the depost and send you a Gift Certificate for the remainder.  Otherwise, we'll refund your deposit minus the cancellation / change fee.  There are no refunds for early departures, no-shows, or cancellations after 3pm on the day before arrival.
